I bought a flat with Mirchandani Builders, Pune whose possession is in Dec 07. I asked the builder to provide me an extra AC point in the flat. He told me the charge as Rs 12000. Rs 2000 for plug point and Rs 10000 (ten thouand) for supervision charges for making that plug point.
I questioned the bulder about the supervision charges. He refused to give any justification for charging Rs 10000 as supervision charges and what the supervision would be in making a new plug point in the house. I went to the builders office and demanded to meet the director, who was in the office but refused to meet us. His marketing person was in office who could not answer any questions and only showed his arrogant attitude and misbehaved. These guys are BIG GOONS and people stay away form them. They are out there to cheat

Most of the builders are goons man...
Sadly we need them than they need us today...
My builder infact taken in writing from me at the time possession than if there I get FSI on the existing property then he will use it not me..
What a ridiculous proposition..
The law is with builders..
If I want to cancel the flat then he will pay me 15% interest on the cost i paid. not the current market value..
This is what law says .. What a shame..

Rey i will suggest u wht to do? dont ask them to give u an extra ac point. get it done by urself post possession.. even i have booked 2 flats in the same project.. i dont think the builder is bad at all.. n as far as i know the builder is already providing ac points in all the bedrooms.. which is more than enuf..if u need it in living or some other area get it done urself.. simple.. Charging 12k for jus an ac point is outrageous! n ofcourse rey u need to understand that a director of a company would never directly speak to a customer he does not have tht kind of time!

Rez, I also owns a row house of same builder accross the Mirchandani Palms. My experience with them is 50-50. Per my experience Mirchandani will try to avoid the extra changes, you will also experience delays and may be ignorant at times but still he is not the worst builder, I feel. He has good reputation and found doing his duties (after some delays and concerns and group complaints to him). Talk to Sudhir Kulakarni (site Engg.) He is a good guy.

Rez, I am also planning to book an apartment in Mirchandani Palms. To what extent do this developer adhere to their timeline. I mean they have told me that the posession of flat would be Dec 2008. Do you think that they would give me the posession as promised ?
Morover, the builder says that the aggreement will have the posession date as 36 months (although they claim that the posession will be much earlier i.e. 12 months). Would this pose any problems in future, or should I insist on mentioning the posession date as Dec'08 ?

Sadashiv, man, that's criminal !! You must take advice of a good lawyer. The builder can not do that legally. You can always claim that the builder took your sign on something you didn't know or by force and come out of it. Please also let us know who is your builder so that nobody else purchases from him. Let's bring him out.

Pune - Don't purchase - Property prices set to crash
A total of 22,000 hectares (approximately 54,363 acres) will be released in the city with the State Legislative Assembly on Thursday passing a resolution to repeal the Urban Land Ceiling and Regulation Act of 1976. Of the 22,000 hectares, 9,500 hectares (23,475 acres) will be used for construction activity.
Municipal commissioner Praveensinh Pardeshi too welcomed the decision, but said that land prices will definitely come down in the "near future." This will help low cost housing for the poor and will also put a full stop to burgeoning slums, he said.

CERATINLY BETTER THAN bhnage-rokade group for sure who wants to convert entire sinhgarh road in to ambedkar nagar!!
avoid anadnagar area as property going to crash soon due to lower social class staying there and multiplying fast!!

How about Mirchandani Palms possession date? They promised for Dec07 for first phase but construction is still going on...
Beware also, that they dont put parking and other mentioned things in your contract...
Once you give the bkng amount, it will not be refunded...

Hey guys, even I have an apartment at Palms and trust me it really hurts financially because of the delay, since we were asked to pay 100% in advance... Am paying higher Interest and losing Rent...
Anyways... Lets all come together and form a group so that we can discuss how the builder should reimburse our losses...
And yes they have pushed the possession of my building to Mar 09. I dont know what 2 say...

hey KM , This is Sujit Deshmukh, another victim of Mirchandani palms.. i had booked a flat there in January 2007, and i was supposed to get the possesion in Sep'08, there was one Mr. Vikram Khote who fooled everyone n has run away somewhere since then.
its almost 2.5 yers n still i am waiting for my flat... all this is rediculous!! if there's is any group of Mirchandani baiters i'm definately game.. we all can stand together n make this bloody fraudster pay!!!
Please lemme know if there's some such group.
